Questions
What's in a report?
The county record (owner of record, legal description, class, assessed value), tax and sales history, structure and permits, flood and ground risk, neighborhood context (census, crime), and three analyses: seller motivation, lot and building potential, and strategy feasibility for buy & hold, flip, BRRR, house hack and short-term rental.
Which areas do you cover?
Minnesota. Full reports cover Hennepin, Ramsey, Anoka, Carver, Dakota, Scott, Washington, Olmsted, Stearns, Isanti, Mille Lacs, St. Louis and Wright counties.
Where does the data come from?
Public records: county assessor, tax and GIS systems, state parcel and sales datasets, and federal sources such as FEMA flood maps and the Census.
How fresh is a report?
If a report on the same parcel was built in the last two weeks you get it right away; otherwise it's collected fresh when you order it, usually in a few minutes. The report says what date it's as of.
Do I need an account?
Yes, to open reports. Start with a search here: you'll sign in once and come straight back to your results.
How does pricing work?
Pay per report, or subscribe with a monthly quota. The finder and the watcher are monthly plans with included leads and watched parcels.
